The following terms and conditions are set out as part of any booking agreement, either by direct booking or through any of  the third party booking sites we advertise the Property on. Exceptions through terms and conditions in terms of payment schemes, deposit timelines etc. are valid if a booking occurred  through one of the aforementioned booking sites e.g. Airbnb, Homeaway etc.

Terms and Conditions


The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below.

In these Conditions of Let, “Owner” refers to Sitges Rustic Property S.L. and/or it’s legal representatives, “Property” refers to the Masia as a whole or cottages, villa’s houses. located or any part thereof, located at Plaza Valls 1, 08811, Canyelles, Province of Barcelona which is available for booking.

  1. The number of people occupying any one Property, part or all properties is limited to that stated on the website, unless by prior consent with the Owner.
  2. You must pay a 50% deposit on booking, with the remainder of the balance payable either 4, for individual cottages, villas or houses or 8 weeks before the start of the Let in case of booking the totality of the property (the 9 available cottages, villas and houses). If a booking is made less than 4 or 8 weeks before the start of the holiday please send the full rental charges at the time of booking, having first checked that the Property of your choice can be reserved through our booking system. Failure to pay the balance of rental charges, or failure to allow the Owner to take the balance by credit card by the due date (28  or 60 days prior to arrival), will result in 3 consecutive reminders being sent out giving 5 natural days to pay the balance after which the Owner will treat the Property as available for re-booking.
  3. Please notify the Owner of any cancellation in writing. If a notice of cancellation is received between the dates of your deposit being received and the final payment being due then the deposit will be retained unless the Property can be re-let. If cancellation is made within four weeks of the holiday start (i.e. the whole rent has been paid) then the whole amount paid will be retained unless the Property can be re-let. If a re-let is successful then a full refund will be made, less an administration fee of € 50 per week. If the Property cannot be re-let then no refund will be given.
  4. To safeguard against cancellation charges & other unforeseen eventualities we strongly recommend Cancellation Insurance.
  5. Should the Property, subsequent to booking, become unavailable through any cause, you must accept that the Owner’s liability is limited to the amount of any rent paid.
  6. We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms
    or bath room on departure. Further linen may be hired through Management. Beach towels are not included.
  7. No pets are allowed – Guide dogs are accepted.
  8. No Smoking inside the Cottages, Villas and Houses. If this condition is breached, Owner will reserve the right to keep part or the total of the damage and security deposit.
  9. You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests risk. Guests agree to absolve the Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever
  10. Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other
    guests stay extra charges may apply or the agreement may be terminated without refund.
  11. Before departure, all food must be removed from fridges, all rubbish put in the appropriate
    council GREEN RUBBISH BINS on the road side, driving down, and crockery and cutlery washed and packed away. The Property must
    be left in a clean and tidy condition.
  12. Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher,
    emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual
    cost for cleaning the property, you will be charged the additional costs over and above the normal
    cleaning fee which will be deducted from the security bond or charged to your credit card
  13. All furniture and furnishings must be left in the position they were in when you arrived
  14.  You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will
    be provided at an additional charge of € 25.
  15. You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owner’s right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour or disruptive behavior may result in the Owner requesting you to leave, and will be enforced by Spanish law art 123.494 of the penal code through which authorizes local and state police to forcibly remove guests from the premises.
  16. You agree to allow the Owners or agents access to the Property at all reasonable times. We will only ever request access to your property in case of an emergency, e.g. a water leak.
  17. You must respect and look after your accommodation during your stay and you must leave the Property clean and tidy. Please let us know of any damage or breakages so we can repair or replace them for the next guests. We reserve the right to charge for any damage or breakages.
  18. You must vacate the Property by 10am at the latest on your day of departure unless special arrangements have been made with the Owner. This is to allow us to prepare the Property for the next guests.
  19. Guest arrival time is from 4pm onwards unless special arrangements have been made with the Owner.
  20. All of our portable electrical appliances have been tested and approved within the terms EU laws. As the use of your own personal electrical equipment is out of our control it must be at your own personal risk.
  21. In the case of any problem or complaint, you must inform Management at the earliest opportunity
    so Management has the chance to rectify the situation as quickly and efficiently as possible. You
    must allow repair/service access to the property during reasonable hours.
  22.  Any complaint, which cannot be resolved locally, must be notified in writing to Management prior
    to departure from the Property.
  23. Failure to follow this procedure this may hinder the ability of Management to rectify the problem
    or complaint and reduce or extinguish any claim you may have.
